Build & Lease is a model in which a project developer is responsible for constructing the infrastructure and then leasing it to another party that operates the business.

In this model, the roles of each party are clearly defined.

Padel Hub is responsible for:

  • Leasing land and ensuring legal compliance

  • Investing in project development and construction

  • Delivering a fully completed facility

The operator is responsible for:

  • Operating the Padel club business

  • Managing staff and daily operations

  • Maintaining equipment and facilities

  • Covering operational costs

This division allows the project to be implemented more efficiently, as each party focuses on its own expertise.


Project Development Scale

Padel court complex and clubhouse

A Padel court complex developed by Padel Hub is designed to meet the operational needs of a standard Padel club.

The expected scale includes:

  • 2–4 international-standard Padel courts (full-glass courts)

  • Professional lighting system suitable for matches and night play

  • Clubhouse and F&B area

  • Changing rooms and restrooms

  • Parking area

This structure helps create a complete Padel club that can serve both regular players and community activities.


Proposed Leasing Structure

Once completed, the project will be leased to operators under the following basic structure:

  • Contract duration: 3–5 years

  • Security deposit: equivalent to 6 months of rent

  • Payment terms: every 3 months

Estimated rental range for a Padel court complex:

80,000,000 – 100,000,000 VND per month

The specific rental price may vary depending on:

  • Project location

  • Investment scale

  • Level of facility completion


F&B Area within the Project

In addition to the Padel courts, many projects also include an F&B (Food & Beverage) area to serve players and enhance the overall club experience.

The rental cost for the F&B area will be calculated separately based on the actual size, with an estimated price range of:

200,000 – 400,000 VND per m² per month

The specific price depends on the location and the level of facility completion.
